Update README.md and esptool.py

Update README.md with more accurate flashing instructions. Update flash.sh script for using the new esptool.py syntax.

Please tell me which version of esptool.py you are using.
On my system it works fine with v2.2.
Also paste the terminal output, so that I can have a look at it.

Is it possible to change the homekit identification number to a different one from 111-11-111?

You can change it but then you need to use advanced folder and compile the bin file.

I would like to know myself how to compile the bin file from the source given in advanced folder if anyone knows.
