Can't run the examples using gulp

Versions Used

• nodejs -> v17.4.0
• npm -> v8.3.1

I've looked at these similar issues below and they seem to be able to at least run the gulp server:

• Examples do not run #797
• Cannot run examples #786

Steps To reproduce

1. clone fresh copy of this repo
2. npm install --legacy-peer-deps
3. npm start

I'm unable to run the examples using the existing npm start script command and get the following error below:
